The proposal
On October 19, 2026, Rockefeller Acquisitions LLC, an Atlanta-based developer, filed plans with the Georgia Department of Community Affairs for a 584,820-square-foot warehouse and distribution facility on Wayne Poultry Road near Pendergrass in unincorporated Jackson County. The filing, identified as the RG-Wayne Poultry Site, includes the building itself, truck courts, trailer parking, automobile parking and a single access point to the property.
No tenant or end user was named in the filing. The project is a speculative warehouse and distribution proposal, and as of late October it sat at the early stage of the state's Development of Regional Impact review.
Where it sits
Wayne Poultry Road runs through the industrial country around Pendergrass, on the I-85 corridor between Jefferson and the Hall County line, the same strip that holds the Siemens site and the Parts Town fulfillment lease. The Jackson County hub and the Jefferson brief carry the running account of the county's build-out, and the relocation guide keeps the corridor's employer table.
The measured read
This is another large speculative box in the corridor's logistics pipeline, in the same class as the 1.05-million-square-foot filing in Jefferson in September. With no tenant named, the job math is still unwritten; what is knowable is the pattern. The I-85 corridor around Jackson County keeps adding distribution capacity, which keeps the employment base compounding within Mulberry's commute ring, and the two numbers that matter for buyers stay the commute and the school district.
