Chateau Elan is the resort choice: a gated community built around a winery and golf resort in Braselton, with estate-style homes and a separate active-adult section. If you want the lifestyle first and the commute second, Chateau Elan. If schools, resale history and day-to-day practicality matter most, Hamilton Mill usually leads.

Both are among the most searched communities in Gwinnett, and both command a premium over the surrounding market. The real question is which one you would actually want to live in on a Tuesday, and that is where the two diverge.

Hamilton Mill: the family golf community with a track record

Hamilton Mill is the benchmark master-planned community of east Gwinnett: a golf course at its center, community pools, swim and tennis, playgrounds and miles of sidewalks, with larger single-family homes on bigger lots and an HOA keeping the streets consistent. Most of the core was built between the late 1990s and the mid-2000s, with newer sections added since, so the community carries both mature trees and modern builds depending on the street.

The schools are the headline for most buyers. The community feeds the Mill Creek cluster of Gwinnett County Public Schools, typically Puckett's Mill Elementary, Osborne Middle and Mill Creek High, one of the most requested school lines in the county. The Mall of Georgia corridor sits about ten minutes northwest, and I-85 runs along the community's western edge with GA 316 close by.

What you give up is variety: Hamilton Mill has a look and a rhythm that is deliberately uniform, and the HOA keeps it that way. Buyers who want that consistency handed to them love it. Buyers who want to customize tend to look outside the gates.

Chateau Elan: the resort community with a winery at its center

Chateau Elan is a roughly 3,500-acre gated resort community in Braselton built around the Chateau Elan resort and winery, with golf, a spa and a steady calendar of events. The housing runs to estate-style and custom homes, golf-course properties and villas, plus an active-adult section under the Del Webb name, which gives it a genuinely wide resident mix: full-time families, empty nesters and owners who treat it like a weekend retreat with a permanent address.

The character is resort first, neighborhood second: gates, manicured fairways, winery grounds and guest traffic from the hotel. Residents trade a little suburbia for a setting that most guests pay to visit, and the social calendar around the resort is part of the package.

Chateau Elan sits across the county line in Braselton, which actually matters for schools, taxes and the feel of the surrounding area. More on that below.

What each costs right now

Treat these as typical ranges, not guarantees: they move with the market, and the spread inside each community is wide. In Hamilton Mill, listings typically run from the mid-$400,000s into the high $800,000s, with typical median-sale territory in the low-to-mid $600,000s in recent months. Older sections and smaller floor plans sit at the lower end; newer sections and golf-course homes sit at the top.

Chateau Elan runs higher on average: typical listings span roughly $600,000 into seven figures, with median-sale territory in the high $700,000s to low $800,000s by recent measures, and the most prestigious sections climbing well above that. At the same budget, Chateau Elan tends to give you less finished square footage and more amenity, and Hamilton Mill tends to give you more house and more predictable operating costs.

Both numbers are approximate, area-dependent and month-specific, so the figure that matters is the one pulled for the specific street at the moment you are ready to move.

Schools and the county line

Hamilton Mill is cleanly in Gwinnett County, in the Mill Creek cluster, and the assignment is predictable street by street. That is a large part of its family appeal.

Chateau Elan is not clean anywhere, which is the honest way to describe it. The bulk of the community sits in Gwinnett County, zoned into the Mill Creek cluster, typically Duncan Creek Elementary and Osborne Middle feeding Mill Creek High. A portion, including part of the Del Webb section with Hoschton addresses, sits in Hall County and answers to Hall County schools. School buses from multiple systems serve the community on the same morning.

The rule is simple: school assignment in Braselton is decided by the county a specific parcel sits in, so the district has to be verified for the exact street and lot you are considering. Never assume it from the community name.

Commute and access

Hamilton Mill sits east of I-85 at Hamilton Mill Road, so the interchange is genuinely close: the Mall of Georgia is about ten minutes away, I-85 gives direct runs toward Atlanta and the northeast, and GA 316 is a short drive south. Midtown Atlanta typically runs roughly 45 to 55 minutes at commuting hours, which is the standard east Gwinnett answer.

Chateau Elan is accessed mainly from GA 211 and the roads around Braselton, with I-85 nearby to the west and GA 124 and GA 53 connecting toward Gainesville and the mountains. Metro trips convert to a comparable total time, but the first ten minutes of every drive feel different, and the rush-hour feel at the 211 interchange is worth testing once for yourself.

Which lifestyle does each serve?

Hamilton Mill serves school-age families and move-up buyers first: the school line, the swim and tennis, the team sports and the bus stop culture are the center of gravity. It also serves buyers who want a proven resale market, because the community has sold consistently for two decades.

Chateau Elan serves buyers who put the setting first: retirees and empty nesters who want gates, golf and a winery without driving anywhere; move-up buyers who want the resort lifestyle for entertaining and guests; and the occasional buyer who treats the house as a long-term retreat with a permanent address. The Del Webb section gives it a second, distinctly adult community inside the same gates.

The second-home feel is real at Chateau Elan: guests, events and hotel traffic keep it lively, and some residents genuinely use it like a destination. That is the point, and it is also the trade-off on any random Tuesday.

Who should choose which

Choose Hamilton Mill if school predictability, resale track record, swim-and-tennis family life and an easy I-85 exit matter most. It is the lower-risk, higher-utility choice for most family buyers.

Choose Chateau Elan if the resort setting itself is the goal, if gates and a winery and golf matter more than the bus stop, or if you are an active adult who wants the Del Webb community inside the gates. Go in knowing the schools are address-specific and the premium buys lifestyle more than square footage.

I sell in both of these communities, and the pattern could not be plainer: Hamilton Mill families rarely leave, and Chateau Elan residents rarely shop anywhere else. The two are not really competitors, they are two different buyers choosing between two different definitions of the good life, and the wrong pick is costly because both carry premiums you pay to stay.
