Hart is a small northeast Georgia county on the Savannah River line, organized around the town of Hartwell and defined by Lake Hartwell, the roughly 56,000-acre Corps reservoir on its eastern edge.

The County

Read like a local

Hart County was created in 1853 from portions of Elbert and Franklin counties and named for Nancy Hart, the Revolutionary War figure, the only Georgia county named for a woman. The seat, Hartwell, incorporated in 1856, carries the same name. The county sits on the South Carolina line, with the Savannah River and Lake Hartwell forming its eastern edge.

Lake Hartwell is the county's defining feature: a U.S. Army Corps of Engineers reservoir impounded by Hartwell Dam and finished in 1962, covering roughly 56,000 acres with about 962 miles of shoreline. The lake drives the county's recreation economy, its seasonal visitors and much of its premium property, while the inland ground stays in farmland, foothills and small-town neighborhoods.

Hart's market runs on two different books: lakefront and lake-adjacent property east of town, and country residential and farmland through the interior. The lake book follows the Corps rules, the season and the water view; the interior book follows the commute to Athens, the I-85 corridor at Lavonia and the small-town pace of the seat.

The stock is country and lake: ranch homes on interior lots, farmhouses on acreage, mobile homes on land and a band of lakefront, lake-adjacent and newer vacation-side property along the reservoir's edge. Hartwell town holds the older, tree-lined blocks; the lake holds the premium.

New construction

New building appears in pockets near Hartwell and along the lake corridor: a few subdivisions, retirement and second-home construction, and the occasional custom house. The roster is small and changes slowly, so ask Rob for what is actually under way.

Established neighborhoods

Established inventory centers on Hartwell's older streets and the settled neighborhoods around the square, with farmhouses and country churches across the interior. Stock is held long and maintained to a country standard.

Schools

The Hart County School District serves the county from its Hartwell base, with schools across the county including the Hartwell-area elementary schools and Hart County High School. Transportation & commute

US 29 runs through Hartwell between Athens and Anderson, South Carolina; GA 77 heads north to I-85 at Lavonia, roughly twenty minutes away. Athens runs about forty-five to fifty minutes south and Atlanta about an hour and a half on a normal day.

Employment corridors

The base is county government, the school district, healthcare and agriculture, with the lake's recreation economy layering in seasonally and a growing share of residents commuting to Athens, the I-85 corridor and the Anderson, South Carolina side. The granite industry at Elberton sits a short drive south.
