County hub 017
Metro Atlanta's western growth county, filed from the Dallas square.
Paulding is the western metro's growth county, organized around the county seat of Dallas, the Silver Comet Trail and a commute that runs about an hour to downtown Atlanta.
All 30 counties
The County
Paulding County sits in the northwest corner of the metro, roughly thirty miles from downtown Atlanta. It was created in 1832 and named for John Paulding, one of the soldiers who captured the British spy Major John André during the American Revolution. The county seat moved to Dallas in 1851, and the town has anchored the county's square, courthouse and commerce ever since.
For decades Paulding was farm country and timber; the Silver Comet Trail, a roughly 61-mile paved rail trail that crosses the county along an old railroad bed, now carries a good part of the county's identity. Today the county reads as a family market: subdivisions on former farmland, a working courthouse square, and commutes that point toward Marietta, the Perimeter and the western arc of Atlanta.

Market Overview
County averages flatten what actually matters: the subdivision, the street and the school cluster. The read below is the measured version, kept current when the data moves.
Paulding's market is a metro-adjacent family book with a country setting: newer construction on the east side near Hiram and the Cobb line, established ranch and brick stock in Dallas and the older parts of the county, and acreage the farther west and north you go. The county's growth has been steady for two decades, and pricing is street and subdivision specific.
The numbers move with each month's closings: median price, price per square foot, days on market and the inventory that is actually active. When the timing matters, ask Rob to pull the last 90 days for the specific corner you are watching rather than the county average.
The current numbers are at my desk, not on a page: median price, inventory, days on market and the range that actually closed. Ask and I will pull them for your target area before you budget.
The Local Landscape
The most useful frame for shortlisting: which homes exist here, which are new, which hold value and where the room is.
The stock is growth-era: brick and vinyl family homes from the 1980s and 1990s, newer production homes in subdivisions across the eastern half of the county, and older farmhouses and mobile homes on acreage toward the Polk line. Dallas holds the older, tree-lined streets; the new building runs along the GA 92 and US 278 corridors.
Builder activity concentrates on the county's east side toward Hiram, Braswell and the Cobb line, with a steady drip of new subdivisions around Dallas itself. Product is mostly production-built family homes on community lots. For the active list, ask Rob: the roster changes quarterly.
Established stock centers on Dallas and the older parts of the county: brick ranches on settled streets, the neighborhoods around the square, and farm properties that have been in families for generations. These trade on known ground and mature trees rather than builder amenities.
The premium end is land: horse-friendly acreage, farm tracts and newer estate homes on the county's west and north sides. It is not a golf-course market; buyers who want room buy acreage and build, or buy the newer estate subdivisions that have started appearing.
Schools
The Paulding County School District serves the county from its Dallas base, with schools distributed across the county including Paulding, East Paulding, North Paulding, South Paulding and Hiram high schools. Individual assignments ride on the property address and the current zone map, which Rob verifies before any school conversation.
Relocation notes
Relocations into Paulding are usually driven by value and space: more house and land than the closer-in counties at a price the metro can still call reasonable. Rob structures the search around the commute corridor, the school side and the specific subdivision, in that order.
Transportation & commute
Paulding sits between I-75 to the east and I-20 to the south. Most commutes run along US 278, GA 92 and the East West Connector toward Marietta and the Perimeter; downtown Atlanta runs roughly forty-five to sixty minutes on a normal day, and the airport about an hour.
Employment corridors
The county's employment base is government, the school district, healthcare and retail, with a large share of residents commuting east into Cobb County and the rest of the metro. The Silver Comet Trail's draw and the growth along the western corridors add pressure on the commuter side.
Luxury & acreage
The premium end is land: horse-friendly acreage, farm tracts and newer estate homes on the county's west and north sides. It is not a golf-course market; buyers who want room buy acreage and build, or buy the newer estate subdivisions that have started appearing.
Rob's Take on Paulding
“Paulding is the western metro's understated family market: the growth is real, the commute is honest and the square still works. Buy the street and the school side rather than the county's reputation, and the county delivers quietly.”
